How much does a new roof cost in Modesto?

Most California roof replacements cost about $12,000–$20,000. The material is the biggest variable: asphalt shingle runs about $5.50–$11.50 per square foot installed, concrete tile $8.50–$20, clay tile $10–$20 and metal $10–$24.50. (Source: Fixr)

Three things move the price inside those ranges: roof size and pitch, how many old layers must come off (about $1 per square foot per layer), and whether solar panels need to be removed and reinstalled ($200–$350 per panel). How do I know it's time to replace instead of repair?

Replace when the roof is near the end of its rated life and problems are spread across the roof; repair when damage is limited to one area. Signs that point to replacement:

  • Shingles curling, cracking or shedding granules into the gutters across several slopes
  • Repeated leaks in different places within a year or two
  • Soft or sagging decking when walked
  • A shingle roof past about 20 years, or a tile roof whose underlayment is past about 20–25 years
  • Your insurer has sent a roof-condition or non-renewal notice

Not sure? Our roof inspection gives you photos of every slope and a written repair-or-replace recommendation.

What happens during a roof replacement?

  1. Inspection and written bid. Measurements, photos, decking check, material choices with cool-roof ratings.
  2. Permit. We file the reroof permit with the city or county building department.
  3. Tear-off and deck repair. Old roofing removed to the deck; damaged sheathing replaced at a unit price agreed in the bid.
  4. Underlayment, flashing and ventilation. New underlayment, drip edge, valley and wall flashing, and vents balanced for attic airflow.
  5. Roofing installed. Shingle, tile or metal to the manufacturer's specification so the warranty applies.
  6. Clean-up and final inspection. Magnetic nail sweep, the city's final inspection, and your warranty paperwork.

Do I need a cool roof under Title 24?

Yes, in most cases: replacing 50% or more of a roof triggers California's cool-roof rule, and every city we serve is in Energy Code Climate Zone 12. For steep roofs (2:12 pitch or more) the product needs an aged solar reflectance of at least 0.20 and thermal emittance of at least 0.75, or an SRI of 16 or more. Instead of a cool product, the code also accepts R-38 attic insulation, a qualifying radiant barrier, no ducts in the attic, or R-2 continuous insulation at the roof deck. Roofs weighing 25 lb per sq ft or more (many tile roofs) and areas under integrated solar are exempt. Products must carry a Cool Roof Rating Council rating, and the building inspector checks it at permit. (Source: Cool Roof Rating Council, BayREN, California Energy Commission)

Rules as of the 2025 Energy Code, in effect January 1, 2026.

Should I replace my roof before installing solar?

If your roof has less than about ten years of life left, replace it first. Removing and reinstalling a solar array later typically costs $200–$350 per panel, plus a separate permit. (Source: Fixr, EnergySage) We coordinate with your solar installer so the array goes onto a new roof once.

FAQ

Roof Replacement: common questions

How long does a roof replacement take?

Most shingle replacements on a single-story Valley home take one to three working days. Tile takes three to six because each tile is lifted, stacked and relaid or replaced. Permit inspections can add a day.

Do I need a permit to replace my roof in California?

Yes. A reroof needs a building permit from your city or county, and the inspector checks the underlayment and, when 50% or more is replaced, the Title 24 cool-roof compliance. Because a permit is required, the work must be done by a licensed contractor whatever the price. We pull the permit as part of the job. (Source: CSLB)

Can you put a new roof over the old one?

Sometimes, for a single layer of shingles in good condition, but we rarely recommend it: it hides deck damage, adds weight, and some shingle warranties require a full tear-off.

Does homeowners insurance pay for an old roof?

Generally not. Insurance covers sudden damage such as wind or a fallen limb, not age and wear. Some California insurers now limit coverage on older roofs. (Source: California Department of Insurance, Insurance Business)

Should I stay home during the replacement?

You can. Expect noise during tear-off and keep pets and cars clear of the driveway. We cover landscaping and sweep for nails every day.

Do you offer financing?

Yes. Monthly payment options are available on approved credit; ask during your inspection and we'll show the numbers before you sign.
