Tile roof repair and underlayment replacement

Concrete and clay tiles often last 40–50 years or more, but the underlayment beneath them typically lasts about 20–25. That's why most tile roofs in the Valley leak when the tiles still look fine. Almond Row Roofing repairs broken tiles and replaces underlayment by lifting the tile, renewing what's underneath, and relaying it.

Why is my tile roof leaking if the tiles aren't broken?

Because the tile isn't the waterproof layer; the underlayment under it is. Tile sheds most water and shades the roof, but some water always gets underneath. The felt or synthetic underlayment, flashings and battens below are what keep it out of the house. After about 20–25 years of Valley heat, that layer dries, cracks and fails, often around valleys, chimneys and the lower edge of the roof. (Source: Brava Roof Tile)

What is a lift-and-relay (re-felt)?

It's a new roof under your existing tiles. We remove and stack the tiles, replace the underlayment, flashings and any damaged battens, then relay the same tiles. You keep the look of the house, avoid buying new tile, and reset the clock on the layer that actually keeps water out.

  1. Inspect and count broken tiles; source a color-matched breakage allowance.
  2. Pull permit; strip tile in sections and stack it on the roof.
  3. Replace underlayment and flashing; repair decking where needed.
  4. Relay tile, replacing broken pieces; reset ridge and hip.
  5. City final inspection and written warranty.

Can I walk on my tile roof?

It's best not to. Concrete and clay tiles crack under point loads, especially in the middle of the tile. Many "mystery" leaks start where someone walked the roof to clean gutters or install a satellite dish. Our crews step only on the lower third of each tile, over the batten.

FAQ

Tile Roof Repair & Underlayment: common questions

How long does a tile roof last in California?

The tiles themselves often last 40–50 years or more. The underlayment beneath them typically lasts about 20–25 years and is usually what needs replacing. (Source: Brava Roof Tile)

Can you reuse my existing tiles?

Usually, yes. Most concrete and clay tile can be lifted and relaid. Expect some breakage; we source color-matched replacements before we start.

Can you replace just a few broken tiles?

Yes. Individual broken or slipped tiles can be replaced. If the underlayment is past 20 years, we'll show you photos of its condition so you can decide whether a spot repair makes sense.

How long does underlayment last on a tile roof?

About 20–25 years for traditional felt. Modern synthetic underlayments are rated longer; we'll show you the product's rating in your bid.

Do insurers treat tile roofs differently?

Some California insurers that restrict coverage on roofs older than 25 years exempt tile and slate from that rule. Check your policy. (Source: Insurance Business)

Do I need a permit to re-felt a tile roof?

Yes. Replacing underlayment is a reroof and needs a building permit; we file it.
