Why is my roof leaking after heavy rain?

Most leaks that only show up in heavy or wind-driven rain come from flashing, not the roofing itself. Water gets in where the roof meets a wall, chimney, skylight or vent pipe, or where a valley is clogged with leaves. On tile roofs, the usual cause is worn underlayment beneath tiles that look fine (see tile roof repair).

Modesto averages about 12.3 inches of rain a year, and about 80% of it falls November through March, with January the wettest month. Leaks tend to show up after the first big storms of the season. (Source: NOAA 1991–2020 climate normals)

What should I do right now if my roof is leaking?

  1. Contain the water. Bucket under the drip; if a ceiling is bulging, poke a small hole at the low point to drain it into the bucket.
  2. Protect electrics. Turn off power to any fixture with water near it.
  3. Take photos of the ceiling, the attic and anything damaged, with timestamps, for your insurer.
  4. Call or text us. We'll tarp the area as soon as it is safe to be on the roof.
  5. Don't climb a wet roof. Tile and shingle are slick in rain.

How much does roof repair cost?

It depends on the cause, so we price after we find it. Small flashing or vent-boot repairs are far cheaper than re-laying a section of tile or replacing decking. You get a written price with photos before we start, and if the roof is near the end of its life we'll tell you whether repair money is better put toward replacement.

FAQ

Roof Repair & Leak Repair: common questions

Should I repair or replace my roof?

Repair when damage is limited to one area and the roof has years of life left. Replace when leaks are recurring in different spots or the roof is near the end of its rated life. Our inspection report makes the recommendation in writing.

Does homeowners insurance cover roof leaks?

Insurance usually covers leaks caused by sudden events such as wind or a fallen tree, and not leaks from age or wear. Document damage with photos right away. (Source: California Department of Insurance)

How fast can you tarp a leaking roof?

We answer leak calls 24/7 and tarp the same day when it is safe to work on the roof. In active lightning or high wind we tarp as soon as conditions allow.

What counts as a roofing emergency?

Water coming through a ceiling or light fixture, a sagging ceiling, storm or tree damage that opened the roof, or missing roofing over living space.

Can you repair a roof in the rain?

Permanent repairs need a dry surface. In rain we stop the water with a tarp and return for the permanent repair in the next dry window.

Do you warranty repairs?

Yes, in writing, on the area we repaired. The length depends on the repair and is stated on your invoice.
