Roof replacement cost estimator
A ballpark range for your home, built from published 2025 California price ranges. Every assumption is listed below the calculator. It's a starting point, not a quote.
Estimated range
Ballpark only, from published 2025 California cost guides. Not a quote: decking, structure, access and code items change the price. A free inspection gives you a fixed written price.
Get my exact priceHow the estimate is calculated
- Roof footprint = living area ÷ stories, plus 420 sq ft for an attached two-car garage, × 1.10 for eaves and overhangs (our assumption).
- Roof surface = footprint × pitch factor. The pitch factor is geometry: √(1 + (rise/12)²), e.g. 1.12 for a 6/12 roof.
- Material and labor = roof surface × the installed price range below. Installed prices already include normal cutting waste.
- Tear-off = about $1 per sq ft per old layer.
- Permit = $400–$1,000.
- Solar remove and reinstall = $200–$350 per panel.
| Material | Installed per sq ft |
|---|---|
| Asphalt shingle | $5.50–$11.50 |
| Concrete tile | $8.50–$20 |
| Clay tile | $10–$20 |
| Metal | $10–$24.50 |
| TPO (flat/low-slope) | $4.50–$16 |
Why is my range wider than the "typical" price?
The statewide typical replacement of about $12,000–$20,000 reflects average roof sizes and mid-range products. This calculator spans the cheapest to the most premium installed price for your roof's size, plus tear-off, permit and solar, so its range is wider by design. (Source: Fixr)
Replacing 50% or more of a roof here also triggers California's cool-roof rule (Climate Zone 12). Many current products comply at little or no extra cost; see roof replacement. (Source: Cool Roof Rating Council)
