Flat and commercial roofing in Modesto

Almond Row Roofing installs and repairs TPO and other low-slope roofs on Modesto-area businesses, patio covers and home additions. TPO typically runs about $4.50–$16 per square foot installed, and California's Energy Code requires a highly reflective cool roof on most low-slope reroofs.

What does a TPO roof cost?

TPO single-ply membrane typically costs about $4.50–$16 per square foot installed. (Source: Angi) The range depends on insulation thickness, tear-off, the number of rooftop units and drains, and access.

Do flat roofs need to be cool roofs in California?

In most cases, yes. When 50% or more of a low-slope roof is replaced in Climate Zone 12 (all of our service area), the product needs an aged solar reflectance of at least 0.63 and thermal emittance of at least 0.75, or an SRI of 75, unless the roof deck is insulated to the code's alternative values. Low-slope replacements also trigger insulation requirements. White TPO meets the reflectance rule; dark membranes and gravel roofs usually don't. (Source: Cool Roof Rating Council, BayREN)

Why does my flat roof pond water?

Ponding means water can't reach a drain within about 48 hours of rain, usually because of sagging decking, blocked drains or too little slope. Standing water speeds up membrane aging and finds every weak seam. The fix ranges from clearing drains to adding tapered insulation so the roof drains properly.

Repair, coat or replace?

OptionWhen it fits
RepairIsolated seam failures, punctures or flashing problems on a sound roof
CoatingMembrane is aged but dry underneath; extends life and adds reflectivity
ReplacementWet insulation, widespread blistering, or ponding that needs re-sloping

We core-sample or moisture-scan before recommending a coating, because coating over wet insulation traps the problem.

FAQ

Flat & Commercial Roofing: common questions

How long do TPO roofs last?

A well-installed TPO roof commonly lasts about 20–30 years, longer with regular maintenance and drainage that works.

TPO or EPDM: which is better here?

For the Central Valley we usually recommend white TPO: it reflects heat, meets cool-roof rules, and its seams are heat-welded. EPDM is durable but typically black, which works against cool-roof requirements.

Is TPO good for homes?

Yes, for low-slope sections such as patio covers, porches and flat additions where shingles and tile can't be used.

Can a flat roof be coated instead of replaced?

Often, if the insulation underneath is dry. We test before recommending a coating.

Do you work on occupied buildings?

Yes. We schedule noisy work and roof access around business hours and keep entrances clear.

Do you offer maintenance plans?

Yes: inspections before and after the rainy season, drain clearing, and a written condition report you can give your insurer or property manager.
