Most California roof replacements cost about $12,000–$20,000. Asphalt shingle runs about $5.50–$11.50 per square foot installed and concrete tile $8.50–$20, before tear-off (about $1 per square foot per layer) and permits. Roof size, pitch and solar panels move the final number.

Is my house size the same as my roof size?
No. Roof area is usually larger than the home's living area. The roof covers the garage and eaves, and a sloped surface has more area than the floor below it. A single-story 1,500 sq ft home with an attached garage and a 5/12 pitch often has 2,000–2,300 sq ft of roof. Roofers price in squares: one square is 100 sq ft of roof. Don't mix them up: "20 squares" is 2,000 sq ft, not 20.
What else changes the price?
Tear-off
Removing old roofing costs about $1 per square foot per layer. (Source: Fixr) Two layers of old shingles cost twice as much to remove.
Pitch and stories
Steeper and two-story roofs need more safety equipment and labor. A 12/12 pitch has about 41% more surface than a flat roof over the same footprint.
Decking repairs
Rotted sheathing is only visible after tear-off. A fair bid states a per-sheet price in advance so there are no surprise invoices.
Permits
Reroof permits commonly cost $400–$1,000 depending on the jurisdiction and valuation. (Source: Fixr)
Solar panels
Removing and reinstalling panels typically adds $200–$350 per panel. (Source: Fixr, EnergySage)
Title 24 cool roof products
Replacing 50% or more of a roof in Climate Zone 12 requires a cool-rated product (aged reflectance 0.20+ on steep roofs) or an approved alternative such as R-38 attic insulation. Many current shingle and tile lines include rated colors. (Source: Cool Roof Rating Council)
Does insurance pay for a new roof?
Only for sudden, covered damage, not for age or wear. (Source: California Department of Insurance) Insurers have also tightened rules on older roofs: some decline roofs over about 25 years old (tile and slate often excepted) and some pay only actual cash value on older asphalt roofs. How do I get an exact price?
Use our roof cost estimator for a ballpark range, then book a free inspection. You get measured squares, photos and a fixed written price. California home-improvement contracts limit the down payment to 10% of the price or $1,000, whichever is less. (Source: CSLB)
